This phase involves documenting all specificc work details.
Among others, millwork specifications, finishing such as
flooring and paint, lighting plans and fixture selection, plumbing locations and fixtures, and electrical layouts are included.
Phase 2 consists of obtaining bids and selecting contractors.
Space planning and furniture layout are part of schematic
design. As per circulation patterns and clearance requirements, rough sketches and elevations are developed and
presented to the client.The client receives preliminary
furniture and finish ideas.
It is our privilege to offer our clients a wide range of Furniture,
Fixtures and Equipment (FF&E) that can be customized to
meet their needs, including the ability to move or remove
items from a building. If the client provides the FF&E,it will only
be installed as 'OFCI' or 'Owner Furnished Contractor Installed'.
Design teams develop floor plans, elevations, and other related items after schematic
approval.
After colors, finishes, furniture, fabrics, and equipment are chosen,
a 3D rendering is presented to the client for review, revision, and final approval.
Cost estimates are prepared and final approval is obtained.
